Too bad this is in Florida! Seems like it could be a great deal for someone if the price is right.

Do you own the real estate or do you have long term leases with the landlord?

I do not own the real estate but I have first right of refusal written into lease.. Land is for sale but not actively selling it.. I have been in this building with the same owner for nearly 22 years now .. This was the first place I worked for when I got to the USA.. And yes..it's in Florida... Get down here BEFORE you retire.. Surf sun and sand 364 days a year.. The other day we have a hurricane...lol..

I don't like the sun, the heat associated with the sun, sand, or ocean. I think I belong in Scandinavia.

The thought of this is very tempting, aside from not having the money for this kind of thing (I work for the man after all), I just don't want the responsibility/stress of running a business.

Since this may be relevant to anyone interested, will this business run itself? Is there management in place? Do the technicians need you to be there? I'm assuming you are the business manager and shop foreman. Is this a business that someone experienced in Land Rovers needs to buy?

Ooohh, good questions... Yes, the business does run itself.. I don't usually show up until 10-11 in the morning and I usually take off 8-10 weeks a year.. A couple of years ago I did the trans America trail for a month and was totally out of communication for days on end.. And I arrived back with more money in The bank than when I left..lol.. Sure..I had to put out some really small fires but nothing major.. I will admit it does not run as productively as when I am there but it still runs..(but I also don't have a designated shop foreman).. I usually work in jeans and t-shirt and leave the managing up to my manager who is the receptionist and service writer..parts orderer etc etc.. I usually don't like to be known as the owner.its easier just to let my manager run it.. But in all honesty it does need someone who is well versed in whatever it is that you are doing.. If you lets the rats run the ship you are not optimizing the potential.. And if your employee leaves or gets sick it could put you in a precarious place.. I know how to do every job in there and that is the best way to keep everything heading in the right direction.. But I don't micromanage..it would definitely need a good shop foreman or lead tech.. My current guys are b tech.. I do have another ex-employee returning from England soon but he will need to come up to speed..the biggest challenge with this shop is finding good european car techs.. I can run the demographics on vehicle owners in the tri county area and show you that here is an untapped market just waiting to be plucked clean...IF you provide what other businesses aren't... Good quality effective, polite services in a timely manner...money isn't really the main issue down here..

Only one off-topic question I promise - how far did you get on the TAT in a month?

So what are your thoughts of doing it in a Rover?

Obviously doable...kinda.. Tom Collins etc just did it... They just didn't do all of it as it's laid out...I can tell you from experience...there was a shit load of sections where a car simply will NOT go..there was a whole section towards the end that was strictly motorcycle and ATV sections and a car would not have a chance... Having said that ...I would love to do it in a rover... But I would skip the sections up to New Mexico.. I was just about to do it again with the wife on bikes when her dad got sick and we missed the window...I'm thinking I might bid and win the range rover and do the continental divide thing coming up..

I know I said no off-topic questions ...but they continue. Why would you skip the sections up to New Mexico? Too boring? I'm assuming you mean the sections east of NM?
