NorCal land for sale

Don't know where to put this, nor if anyone is interested. ( you can delete it Chris if you think it is inappropriate) but I have a friend of a friend who needs to sell 499 acres Montague, CA 96064, United States of America - Google Maps
It is about a mile from Lake Shastina. There are no structures, but there is power and a well. It would be a great place for somone on this site as you would have to use your 90 to get around. It has awesome views of Mount Shasta. They know that in the current market it won't sell fast, unless there is a lot of equity in it so it is priced with that in mind. Email me for more specifics/ pictures. This picture was taken on the property.

that is awesome, how much does something like that go for? i wish i was rich, or my family had the forethought 100 years ago to get a few hundred acres and just existed on them...

Trevor, it is truly awesome and I wish I had the funds right now to get and keep it for 10 years as it will appreciate astronomically, it would probably do way better than any stock . There are lots for sale that are less than an acre with a 1,200sqf house on it that are nearby that are for sale for $250k. These guy's only want $600k OBO

wow, there's got to be some kind of zoning restrictions on the land to prevent mass building, or a developer would have gobbled it up!

Not as far as I know, there is a housing development and a golf course right by Lake Shastina which is about a mile away and that development has $500k houses in it on small lots. This land probably has 100+ different home sights on it. The only real "unbuildable" area is a 200 foot lava ridge running through part of the property, but you could build you house on top of it and have a awesome view. There is even a creek that runs with the snowmelt off of Mt Shasta and it dead ends on the property and there is a 30 acre section there where you could plant your own crops that could get irrigated by the creek. This land is bordered on one side by a 2.1 million acre national forest and another side by BLM land, which I think is 52,000 acres and to the south by a strawberry farm . So on at least two sides you would never have building and would always have access to the 2.1 million acres. Like I said this is an awesome deal and if I had the extra cash I would want to have it for myself.
