A question of principal and value

Lately I find myself dreaming of buying a low rust, high milage (over 125k) SW and modifying it. The minimum modifications would include:
1. Repaint it Stornoway Grey or other LR color, just not one of the NAS 90 colors
2. Engine swap for new 4.6 or tdi
3. Puma dash
4. New doors and hinges
5. Soundproofing
6. New carpet (really like the black)
7. New seats and forward facing exmoors in the back

This would be my daily driver. So here is my question, would a truck like this be worth mid-$30k+? Not that it would keep me from thinking about it and probably doing it anyway.

I have a 1997 black ST that is very original that I plan on keeping it that way long term. I recognize the value of keeping a truck original but my thinking is on a very high mile truck, a complete renovation may be a good option for me and the truck.

If you do a quality job, the value will be retained... Just don't paint an alligator or any other reptile on it. Check out the rebuild that Joel, Crown14 did on a 90 in the project section. That truck is a beautiful 90 and worth a good bit of money.
